LIGHTWEIGHT CONCRETE BUILDING TECHNOLOGY

Litecrete Industries manufactures lightweight foam concrete components designed for structural applications in the construction of residential, commercial and industrial buildings by utilizing the unique Litecrete Building System, a system of post tensioned segments of wall and floor panels which form a fully independent self supporting structure.

Litecrete Industries also manufactures a wide range of products used in the residential and commercial construction industry.

Litecrete is aerated foam concrete that can be produced in a wide range of densities to suit a variety of structural and decorative applications. Prime advantages are light weight, excellent flexural and tensile strengths, and outstanding insulation properties including temperature, sound, moisture, and very high fire resistance.

LITECRETE PRODUCTS:
• Modular structural panels for the construction of houses, apartments, commercial and industrial buildings
• Interlocking dry bond building blocks
• Insulating and impact resistant roof tiles
• Floor coverings
• Attractive, easy to erect and "no mess" boundary fencing systems including posts and panels
• Insulation cladding for existing buildings and houses
• Decorative entries, columns and custom designs
• Window and door moldings

COST CONSIDERATION:
For comparison a 100 square meter house completely built based on Australian Standards can be constructed at a cost of USD400 per square meter. This price will include the roads, sewer, parks and gardens, community center and an elementary school. This price can be markedly reduced if the project falls within the scope of humanitarian housing scheme like providing housing for the poor and underprivileged.

FACTORY RELOCATED ON BUILDING SITE: Litecrete Industries will build the complete factory near the housing site to fabricate the modules, parts and components needed by the housing community. The project will also hire local employees and managers to deliver the completion of the housing project. This means a new industry will be created out of the community housing project.

Once operational the Litecrete factory can build 20 homes per day.

MODE OF PAYMENT:
Litecrete Industries is prepared to go into a turn-key housing community construction contract provided the project will cost at least USD33 million. Litecrete Industries will accept payment amounting to USD33 million with various options for payment guarantees for housing and infrastructure developments, namely Certificate of Deposits, funds in the client's account blocked in favor of Litecrete Industries for one or more years such as Sovereign Guarantees and Bank Guarantees. These options are suitable to initiate projects, and the repayment of the balance of project costs may be paid over an agreed period of up to five (5) years from date of contract.

Litecrete technology is marketed and promoted by Asia Capital Limited whose directors are Knights of the Royal Order of Sulu & Sabah of His Majesty Sultan Muhammad Fuad Abdulla Kiram I, The Sultan of Sulu & The Sultan of Sabah.

This technology is endorsed by His Majesty Sultan Muhammad Fuad Abdulla Kiram I (H.M. Sultan Fuad I).

Part of the earnings of this venture will be allocated to the humanitarian projects of H.M. Sultan Fuad I, to build schools, medical clinics and assistance to the widows, orphans, and underprivileged people of the Sultanate of Sulu.
